C. Roof Condition: Fair Materials: Laminated Fiberglass/Asphalt, gray slate color
There are several roofing shingles over the kitchen extension which are slightly lifted and puckered. The trade name for this is "fish mouths". The puckers could be caused from either partially driven nails, minor debris underneath the shingles. Asphalt roofing shingles are designed to seal each course together by means of a self-sealing strip of asphalt located between the courses (usually a strip of tar located either on the top of the shingle near the nailing strip, or on the underside of the bottom end of the shingle). In warm weather, when the shingles are lying flat and the sun heats them up, the strip of asphalt melts and bonds the overlapping shingle courses together. The shingles that are "fish-mouthed" will not seal. The usual remedy for this problem is to .......... |

Condition: Fair Materials: Brick two-story chimney, two flues
The chimney is adjacent to the right-hand side of the house near the front. This chimney serves the boiler and the water heater in one flue, and a living room fireplace in the other flue. There is evidence of chimney work, since the top 15 courses were reconstructed. The chimney leans slightly to the right, and there is evidence of a previous chimney fire in the flue further to the backyard....... |

Y. Gas Fired Warm Air Heating System Condition: Fair Equipment: Gas-Fired Warm Air Furnace, Snyder General, ComfortMaker, 1990 model
There is an air-conditioning coil (evaporator coil) attached to the vent plenum, but the piping to coil has been snipped and removed. A new evaporator coil and an outdoor condenser unit can be purchased and installed so that the existing ducts would provide both heating and cooling for the entire house.
The furnace was tested for operation and found to be in fair operating condition. The circulation fan vibrated when it engaged, and appears to be out of balance. Repair of the fan by a reputable HVAC company would be required at this time.......... |
